L&F Cleaning quotes a flat rate for a defined scope. You see the number and what it covers before anything is scheduled.

If the scope is different on arrival

Your quote is based on the size, condition, photos and service details provided. If the actual condition or scope is materially different when we arrive, we’ll discuss any recommended additional work and pricing with you before proceeding.

Why there is no price list on this page

A number on a chart isn’t a price. It’s a guess about your home.

Two homes with the same square footage can be entirely different jobs. Pricing from a grid means one of those customers is overpaying and the other is about to be told the real number on the day of service.

How L&F quotes

  • A flat rate for the specific job described
  • The scope it covers, written down alongside the price
  • Add-ons priced into the quote, not tacked on afterward
  • The number confirmed before a date is booked
  • If the scope changes, we talk about it first

What we don’t do

  • Quote residential work by the hour
  • Give a number over the phone before knowing the job
  • Require an in-home sales visit to get a price
  • Change the price on the day of service without a conversation

What we need from you

Five things, and you have a quote.

The service address

Confirms you’re inside the service area and tells us what kind of property it is.

Approximate square footage

A rough number is fine. Your listing, tax record or builder sheet will have it.

Bedrooms and bathrooms

Bathrooms in particular drive how long a clean takes, more than total floor area does.

The service you want

Deep clean, recurring, move-in / move-out, or post-construction — and any add-ons.

Condition and details

Pets, hard-water buildup, how long since the last cleaning, a deadline you’re working against, stairs, access instructions. This is what makes a quote accurate.

What moves a price up or down

Square footage and layout

Total area matters, but so does how it’s arranged. Bathrooms and kitchens are the most labor-intensive rooms in any home. Multiple stories, and the amount of open floor versus furnished space, both change the time a job takes.

Current condition

The single biggest factor. A home that has been maintained is a fundamentally different job from one that hasn’t been cleaned in a year, and pricing them the same would be unfair to one of them.

Frequency

Recurring visits cost less per visit than a one-time clean, because a maintained home takes less work. Weekly generally costs less per visit than monthly for the same reason.

Scope and add-ons

Inside the oven and refrigerator, interior windows, cabinet interiors and hard-water treatment all add real time. They’re quoted into the flat rate when you ask for them.

Is post-construction priced the same way?

It’s also a flat rate against a written scope, but it’s built per pass — rough, final, or touch-up — and usually against square footage. Remodels and tenant improvements are quoted on the actual condition of the space.
